Beyond the norm: Embracing open BIM in facilities management for enhanced performance

Abstract
  • This study investigates the factors contributing to the limited implementation of open BIM (Building Information Modeling) standards, specifically focusing on the Construction Operations Building Information Exchange (COBie) and Industry Foundation Class (IFC), within the field of facilities management. A qualitative research approach was employed, utilizing in-depth interviews with BIM/FM (Building Information Modeling/Facilities Management) experts to gather insights and experiences regarding the adoption of open BIM standards in facilities management. The findings of the study reveal several crucial elements that impact the implementation of open BIM standards in facilities management. These factors include the Employer Information Requirement (EIR), the categorization of BIM data, the involvement of sub-contractors and suppliers, the need for up-skilling, and the associated costs. The practical implications of this research are aimed at assisting facilities managers in improving their expertise by understanding the essential elements that influence the implementation of BIM in facilities management throughout the operational and maintenance phases.
