Assessing how design failure affects for Perak's private schools on maintenance management

Abstract
  • This study investigates how Malaysian schools' maintenance management is affected by building design flaws. It highlights the primary design flaws that lead to maintenance problems and makes recommendations for how to enhance maintenance effectiveness. The information was gathered via a survey, observation, semi-structured interviews, and a review of the literature. The objective for this study finds that the primary design flaws that cause maintenance problems are inadequate site supervision, inadequate reinforcement concrete cover, poor structural design, failure to meet specifications, painting in the wrong place or on the wrong surface, and failure to specify appropriate materials. These flaws lead to higher maintenance costs, more maintenance tasks, a larger maintenance workforce, and more frequent maintenance. The study suggests that to raise the standard of work and the building's maintenance, all departments should work together and use strong materials that are acceptable for severe weather.
