Factors Influencing Residents' Participation in Maintenance Management of Strata Housing: A Case Study of PR1MA Meru Residency in Ipoh, Perak

Abstract
  • Maintenance management is crucial for strata housing in preserving the building's physical condition, aesthetics, safety, and overall value. Disregarding building maintenance can lead to long-term deterioration, reduced functionality, and compromised resident well-being. One of the key successful of effective maintenance is resident participation, however, these roles are not well understood and inadequate for resident participation in building maintenance because they believe it is not their obligation. Many residents perceive that maintenance is solely the responsibility of building management, primarily due to a lack of awareness and participation. While prior studies have examined general aspects of building maintenance, limited research has specifically addressed the factors influencing resident participation in this context. This study aims to bridge this gap by identifying key factors that influence residents’ participation in maintenance management in strata housing. A quantitative research method was applied by using a structured questionnaire that had been distributed to residents of PR1MA Meru Residency in Ipoh, Perak. 80 respondents were participated in the survey through simple random sampling technique. Data were analysed using descriptive statistics and the Relative Importance Index (RII). The findings revealed several critical factors influencing residents’ participation, including: providing necessary support and resources, perceived responsibility, building trust through transparent processes, providing a reporting platform, and education on the problem and types of defects. This study emphasizes that two interrelated pillars are necessary for the long-term success of maintenance management in strata building which systematic efforts to educate residents about of their rights and responsibilities and to develop of a sense of shared responsibility through community participation strategies.
