Abstract
The post-pandemic economic recovery and increasing demand for higher education have led to a rise in students' preference for on-campus living. However, limited hostel availability has shifted focus toward off-campus housing challenges. This study investigates the housing preferences of off-campus students at Universiti Teknologi MARA, Seri Iskandar (UiTMSI), with the objectives of identifying their preferred residential areas, understanding the key determinants influencing their housing decisions, and prioritising these factors. A total of 292 students were randomly selected, and data were collected through structured questionnaires distributed via Telegram and WhatsApp, complemented by secondary data from existing literature. Descriptive analysis was conducted using SPSS Version 28.0. The findings indicate that Bandar Seri Iskandar (SIDEC) is the most preferred residential area due to its proximity to the campus. The top three factors influencing housing decisions were proximity, security, and accommodation facilities, while neighbourhood, house owner, occupancy limits, and rental cost were deemed less significant. The study emphasises the importance of universities, government agencies, and private developers prioritising the development of secure, well-facilitated housing near campus. Although cost was a lower priority, offering affordable and flexible housing solutions remains essential to meet the broader needs of the student population.
