To pinpoint important elements causing poor quality construction and diminished aesthetic appeal, this study explores the occurrence of technical and aesthetic defects in landed housing development in Seri Iskandar, Perak. Even as the region's demand for landed residential homes rises, persistent problems, including wall cracks, ceiling cracks, peeling paint, and roof leaks, have worried both developers and residents. This study aims to identify the aesthetic and technical defects in landed housing developments in Seri Iskandar, Perak. Field observations and structured interviews with the residents are the methodology used for this research. The data for the research is gathered using a qualitative method. The data has been analysed from the interview and observation of the residential landed housing defects in Seri Iskandar, Perak. The range of the building being analysed is from 12 years and above. The results show that technical and aesthetic failures are wall cracks, ceiling cracks, peeling paint, fungal attack on the wall and roof leakage. The analysis reveals that wall cracks and fungal growth on walls are common aesthetic defects in landed residences, while roof leakage is the most frequently observed technical defect. This study is important since it offers useful information about structural problems influencing Seri Iskandar's housing quality. To address these recurring defects, the study recommends enhanced construction quality control, the use of durable materials, regular maintenance, and stricter regulatory enforcement by relevant stakeholders. The results are intended to guide future housing regulations and help create home surroundings that are safer, more resilient, and aesthetically pleasing.
