Abstract
  • Poor maintenance of heritage buildings has led to various issues such as structural deterioration, safety hazards, potential accidents, and financial losses, often resulting in abandonment. Ipoh, influenced by its rich colonial history and cultural heritage, faces significant challenges due to inadequate building maintenance. The purpose of this paper is to identify the maintenance challenges faced by heritage buildings and establish the building maintenance strategies framework to overcome the lack of maintenance of heritage buildings in Ipoh from expert opinion. A qualitative method was employed for this study purposely to identify the maintenance challenges and maintenance strategies framework for heritage building has been developed to address these challenges. The respondents were three experts in heritage building maintenance management and secondary data was used for a review. Purposive sampling was used to obtain the sample size of the targeted respondent. The data were analysed by Content Analysis. The findings reveal financial issues, lack of maintenance guidelines, shortage of skilled workers, material scarcity, institutional and training deficiencies, political factors, lack of government awareness, and community involvement as key challenges. The strategies to overcome the challenges include providing include securing adequate budgets, developing comprehensive guidelines and standards, enhancing training programs, utilizing innovative tools and methods, raising government awareness, and promoting education and public awareness.
