Abstract
  • Owning property is a reward for the buyer’s hard work. However, the ability to buy a house among people is still low, especially in urban areas like Kuala Lumpur, where they face problems in purchasing a property due to many factors especially in rising property prices and living costs issue. Therefore, renting cultures are gaining popularity in Malaysia due to the unaffordable housing prices for average income earners in the country. As a result, individuals are unable to purchase a property and are thus compelled to rent instead. The current research paper aims mainly to investigate and identify the factors affecting renting decision among residential property renters and to analyse the most important factors on renting decision of residential property in area of Titiwangsa, Kuala Lumpur. The research study has been well conducted with the target respondent who has rented a residential property in Titiwangsa, Kuala Lumpur. A quantitative method was employed for this study purposely to analyse for the main factor affecting the renting decision of residential property in Titiwangsa. Convenience sampling was used to obtain the sample size of the targeted respondent. A total of 235 respondents involved in this research study and the questionnaire form has been distributed among them via Google form and email. This research used descriptive statistics analysis the mean scores are used for interpretation and determining the main factors influencing renting choices. The finding reveals seven key factors affecting the renting decision of residential property in Titiwangsa, Kuala Lumpur: housing loan, financial considerations, housing price, neighbourhood and public amenities, affordable housing, household income, and flexibility to move. Housing price was identified as the main factor. The study offers important findings about the rental market in Kuala Lumpur, emphasizing the importance of continuous assessment of housing strategies to address requirements of city residents.
