The purpose of this research paper is mainly to obtain an overview and findings regarding the factors affecting purchasing decision of residential property buyers. Generally, residential property is known as one of the most important basic human needs for physical survival. Therefore, choosing a suitable residential property for living must be done carefully to avoid wrong decisions during the purchasing process. This research study was conducted with targeted respondents who have purchased residential property in Damansara, Selangor. There are two main objectives in this study: first, to identify the factors affecting the purchasing decisions of residential property buyers and to rank these factors in order of significance. Based on previous journals, the first objective has been achieved by identifying nine relevant factors. For the second objective, a total of 306 respondents participated in this study, and questionnaire forms were distributed among them. This research study applied reliability analysis and descriptive analysis to analyze the collected data. The findings reveal that the statistically significant factors affecting purchasing decision are governmental schemes and policies, mortgage, location, and price of the property. Among these factors, governmental schemes and policies were ranked as the most important considerations by buyers when purchasing residential property in Damansara. These results offer practical implications for developers to tailor housing projects, for financial institutions to innovate mortgage packages, and for policymakers to design impactful housing incentives.
