Analysing the abandoned residential projects: A case study in Selayang, Selangor

Abstract
  • Abandoned residential project is one of the pertinent issues in real estate field, particularly in Malaysia. Often this scenario has left the project to be incomplete and have significantly affecting the environment as well as the economy. Previous studies have highlighted that Selangor contribute the most affected areas regarding abandoned project in this country as well as lack of knowledge and measures in overcoming the abandoned project. Therefore, this study aims to investigates on the phenomenon of abandoned residential projects mainly in Selayang, an area located in the State of Selangor. The study significantly can benefit future researcher, developers and local authorities in that area. Apparently, this research study has applied a qualitative approach. By using purposive sampling method, a face-to-face interview with four respondents has been done. These respondents are identified as expertise in real estate field, where some of them works as estate agents and some are the affected house buyers in Selayang. The data received is analysed through qualitative content analysis as to find the similarities and patterns between the response gained from interview session. Key findings reveal that developer’s mismanagement, site areas and regulation’s compliance are the major issues contributing to the project abandonment. Besides that, the study also prevails the abandoned residential projects in Selayang and highlighting the urge for overcoming the issues in an effective way. Thus, the study recommends the developer to improve the financial strategies as to ensure they can sustain when facing any vital risks and the government to revise the regulations that can benefits both parties, developers and house buyers. In a nutshell, by addressing the issues, it is hoped that there are further coordination and improvement from all real estate expertise as to ensure the housing needs are match and effects of abandonment projects are alleviated.
